About Magic Lake Estates

The Pender Islands' "neighbourhood," had its notorious beginnings in the 1960's, when "Gulf Island Estates" planned a high-density vacation home development on the west shore of North Pender Island.  Eventually, about 600 acres of mostly half-acre properties spread out along the waterfront and into the forested hillsides beyond.  The subdivision, the largest in Canada at the time, helped inspire creation of the Islands Trust regulatory agency whose mission was to promote more responsible and sustainable development in the Gulf Islands.
 
In actuality, the "Estates" have become a desirable place to live and offer many amenities to its residents.  There are two oceanfront parks at Thieves Bay and Shingle Bay, several ocean access points, and two lakes.  Magic Lake is open to the public for swimming and rowing, whereas Buck Lake is the main public water supply and is off limits to all except those who reside along its shores.  The world-class Golf Island disc golf park is located in the midst of the subdivision, off of Galleon Way.  Several trails lead to the disc park and connect to Prior Centennial Campground.  A myriad of short hiking trails traverse the Magic Lake area, creating convenient shortcuts and pleasant walks for local residents.  The south trailhead to the Roe Lake portion of the Gulf Islands National Park Reserve begins from the northwest edge of Magic Lake Estates at the end of Galleon Way. Best of all, much of the shoreline of the Magic Lake Estates area is frequented by pods of orcas during the summer months.

Magic Lake Estates Property Owners Society

The MLPOS is a homeowners association that encompasses the Magic Lake Estates community.  Membership is optional but strongly encouraged, and the dues are $20 per year per family.  Membership is required for those who wish to  obtain an annual pass to the tennis courts or to get a slip at Thieves Bay Marina. See below for the tennis court fees.

History Of MLPOS
In late 1974 the Developers of Magic Lake Estates let it be known that having completed their commitments, they were withdrawing from any further participation in the affairs of the subdivision.  They further suggested that the property owners make arrangements to take over and administer various parcels of land, Thieves Bay Marina, a horse coral, playground, ball diamond, and several miles of walking trails. 

A group of concerned property owners formed an ad hoc committee and arranged for a meeting of all property owners on January 4th 1975.  This meeting, with 106 people present, approved the following motions:

1. ‘That a committee be formed to form an association or society to investigate the feasibility of acquiring these properties from the developers and administering them.’


2. ‘That the present ‘ad hoc’ committee remain as presently formed until the society is formed and a general election completed, but in no event for longer than one year.'  (Members:  B. Matthews, T. McDonald, D. Keating, T. Matty, E. Chisholm, J. King, A. Passmore, W. Martin, R. Peck, G. Haley, W. Jeffers).


On January 10th, 1975 the above committee submitted a report to all property owners with a questionnaire seeking direction on two alternatives;
1. To form a society to assume ownership and responsibility for taxes, lease fees, maintenance, etc. on the properties available for the developers, or
2. To take no action and allow the properties to revert to the Province.

Replies were received from 505 property owners with 91.3% in favour of forming the Society.  On the basis of this response the committee proceeded with the preparation of a constitution and by-laws and the Society was duly registered with the Registrar of Companies on August 29th, 1975.”

The Society relies on the voluntary payment of annual membership dues to provide funds for taxes, general maintenance and improvement work.  The dues have remained at $20 for the last 37 years.

Magic Lake Estates Facilities


The main facilities under the jurisdiction of MLPOS are Thieves Bay Marina, the public tennis courts and playground, and the Magic Lake picnic area at Schooner Way and Privateers Rd.

Tennis Courts
MLPOS maintains  two tennis courts on Privateers Road, west of Galleon Way.  A key is required for access.  MLPOS members pay an optional annual fee for access in addition to their homeowner's association dues.  Non-members may  obtain a key for a higher annual fee.  The general public can also gain access on a per-play basis for a nominal fee by following the instructions posted on the entrance gate.  Local residents get together at these courts Wednesday and Friday mornings to play round robins.

Family: $37.00 + 5%GST (With $20 membership dues + GST  totals $59.85)
Single:  $22.00 + 5%GST (With $20 membership dues + GST  totals $44.10)
